Hyland Breeze Estate has been an initiative of Nambucca Shire Council to develop a new residential area and part with a tract of shire-owned land.

Council’s Business Development manager Wayne Lowe said the land was acquired from State Forests more than 30 years ago, “and we’ve been holding off (selling) waiting for the prices to get to the point where we would see some return on investment”.

“We’ve followed best practise all the way through and this is very much a quality development,” Wayne told stakeholders at the launch of the new estate on Thursday.

Pamela Pearse of Roberts Nambucca Real Estate – the marketing agents for Hyland Breeze – said “I’d like to say council has done a really good job”.

Mayor Rhonda Hoban said selling the council land was a means of generating revenue other than through the traditional means of rate increases.

She said the profits from the sale would be put back into council’s land development reserve – with the Valla Urban Growth area at Boggy Creek now on the immediate horizon for development.

Wayne Lowe said council expected to realise around $1.3 million from the sale of Hyland Breeze Estate.

Coming in for special praise in the development was local firm NorthPipe Constructions, who project managed all of the smart technology in the estate.

NorthPipe director Barry Hezlett said they were able to use all local contractors bar for the electrical as no one in the Valley had the appropriate licencing for the work required.

Hyland Breeze Estate features all underground power, town water and sewer, street lighting and is in the NBN coverage area.

Blocks sizes range from 529 to 922 square metres, with prices from $179,000 to $239,000. The most expensive block at $259,000 has already been sold.
