Perhaps a big one, a small one, or one that will grow crops or trees that bear fruit? Perhaps you want your own cows, a piece of pristine grazing land, a flock of sheep, chickens or the lot.
There are farms for sale on the Mid North Coast offering all you desire. But whether you plan to farm or just be a rural residential landholder, there are things to consider.
Boundaries: Know your property’s boundaries and ensure adequate fencing to keep in (or out) any livestock, pests or pets.
Water restrictions: Check with the NSW Office of Water whether you’ll need a licence if you want to build a dam or bore, or if your usage affects natural water flows.
Town water: Will you have access to town water and waste water systems? Check there is effective storm water runoff management in place.
Utilities: Will you need electricity, internet and gas connected or are they already set up?
Land use: Do you have plans to grow crops or raise livestock? Check what your land is suitable for and play to its advantages.
Council services: You’ll need to lodge any development application with council and pay rates for rubbish collection and road upkeep.
Control policies: These are determined by council and state government and might relate to biological guidelines.
