Firefighters were called to the property on the Central Coast Highway at Erina at 1am on Saturday where they found a house well alight.
Crews extinguished the blaze, but it caused extensive damage, police said.
Two 12-year-old girls were arrested at the house by police a short time later.
One of the girls was charged with causing more than $15,000 worth of damage to property by fire and will appear in a Children's Court on Saturday. The other girl was released without charge.
Police said no one was injured in the incident.
